Own lovely large (9ft by 15ft that is 2.7 m by 4.5 m) fully furnished south facing sunny room on second floor with double windows overlooking back gardens will be available for a like minded considerate female to share with 4/5 international English speaking housemates a secure, clean, tidy, friendly, quiet, non-smoker house.
If you are non-smoker, sociable, considerate, easygoing, tidy and responsible, this well-organised house could be perfect for you. To keep the house English speaking please no German as we have one already. To have time for social gatherings and also to reduce the winter bills, need someone who works generally 9 to 5, Mon to Fri. If you are a good cook, that is a bonus.
The aim is to have a sociable home (not a party house) where everyone is happy to see the housemates, have a chat over a cup of tea, coffee or occasional glass of wine, sometimes go out together or eat in together, while maintaining individuality.
The room is nicely furnished with a wardrobe, chest of drawer, table and chair and a single pine bed.

The house has a nice small garden, big fully fitted kitchen/dining room with 2 fridges, great shower, new washing machine, TV, gas central heating, microwave, wireless access to fast unlimited broadband, second toilet and hand basin.
2 minutes to buses 30, 38, 48, 55, 106, 236, 242, 253, 254, 394, D6, S2, W15 in Lower Clapton Road, mostly 24 hours

7 minutes walk to Hackney Downs train station, which takes 10 minutes to Liverpool Street station

There are 4 rooms for 5/6 people, mostly female. Everyone likes a glass of wine but no drunks, drugs, smokers or sleepovers.
Cleaning arrangement is simple and effective to a high standard. Everyone cleans after themselves immediately and there is a weekly cleaning rota for everyone.
Minimum stay is 2 months. Rent is paid weekly. Notice period is 2 weeks from Sunday. Deposit is GBP350.
Rent and bills are:-
GBP100 a week for 9 – 12 weeks
GBP95 a week for 13 weeks or longer stay
Reduction of GBP6 a day is possible if someone is away regularly or on holiday.
